<pThe Renters' Rights Act 2025 is the biggest shake-up to English tenancy law in a generation. Here is what changes:</p

<h2Awaab's Law — Phase 3 (date to be confirmed)</h2
<pAwaab's Law is currently in force for <strongsocial landlords only</strong (since 27 October 2025). It will be extended to private landlords in <strongPhase 3</strong of the <a href="https://www.gov.uk/government/publications/renters-rights-act-2025-implementation-roadmap" target="blank" rel="noopener"GOV.UK Implementation Roadmap</a — the exact commencement date is still to be confirmed. The PRS framework is expected to mirror the social-sector timescales:</p

<pFailing to meet these timescales gives tenants grounds for complaint to the PRS Ombudsman and potential enforcement action.</p
<h2Financial Compliance</h2
<ul <li<strongMaking Tax Digital (MTD)</strong — from April 2026, landlords with rental income over <strong£50,000</strong must keep digital records and submit quarterly updates to HMRC. The threshold drops to <strong£30,000 from April 2027</strong.</li <li<strongExpense tracking</strong — keep receipts and records mapped to HMRC Self Assessment categories. Allowable deductions include repairs, insurance, letting agent fees, and professional services.</li <li<strongDeposit protection</strong — deposits must be in a government-approved scheme (DPS, MyDeposits, or TDS) within 30 days.
