UK Gas Safety Certificate Guide for Landlords

Gas safety certificates (CP12) for UK landlords: legal duties under the Gas Safety (Installation and Use) Regulations 1998, penalties and renewal timelines.

How often does a landlord gas safety check need doing?

Every 12 months. A Gas Safe registered engineer must check every gas appliance, flue and pipework you provide as landlord. New tenants must get the Landlord Gas Safety Record (CP12) before they move in, and existing tenants a copy within 28 days of each annual check.
