Buy-to-let SDLT: check the transaction before modelling the return
Higher residential SDLT rates can apply when buying an additional dwelling in England. Under the bands effective from 1 April 2025, a £250,000 purchase subject to those rates produces £15,000 of SDLT, before any non-UK-resident surcharge or other special treatment. For portfolio buyers, establish the transaction’s classification before relying on a calculator. [1] SDLT is part of the acquisition cost: until it is allowed for, a yield calculation on the purchase price alone overstates the return.
