2026 marks the biggest shake-up in UK rental law in a generation. The Renters' Rights Act 2025 abolishes Section 21 "no-fault" evictions, limits rent increases to once per year using the Section 13 process (it does not cap the level of rent), and extends the Decent Homes Standard and Awaab's Law to the PRS in later phases.

Essential Safety Certificates
Gas Safety Certificate (CP12) - Frequency: Annual - Who: Gas Safe registered engineer - Penalty: Criminal offence — unlimited fine on summary conviction, or up to 2 years' imprisonment on indictment (Gas Safety (Installation and Use) Regulations 1998, reg 36) - Impact: Cannot serve valid Section 8 notices without it
Electrical Installation Condition Report (EICR) - Frequency: Every 5 years - Who: Qualified electrician (Part P) - Fine: Up to £30,000 - Note: Must be "satisfactory" — any C1/C2 faults require remediation within 28 days
Energy Performance Certificate (EPC) - Minimum rating: E (proposed increase to C by 2030) - Frequency: Every 10 years - Fine: Up to £5,000
