What notice period applies for Section 21? Section 21 was abolished in England on 1 May 2026 under the Renters' Rights Act 2025. Landlords must now use a Section 8 ground. See gov.uk/evicting-tenants.

What about Section 8? Notice periods under Section 8 depend on the ground and, since 1 May 2026, range from 2 weeks to 4 months. Ground 7A (serious anti-social behaviour convictions) allows proceedings to start immediately. See GOV.UK's grounds for possession guidance for landlords.
