Can landlords increase rent by CPI automatically? Only if the tenancy agreement contains a valid rent-review clause, or a Section 13 notice is served. CPI-linked clauses are permitted but must be clearly drafted. See gov.uk/private-renting/rent-increases.
Does the Renters' Rights Act change this? Yes. Once in force, rent increases will only be permitted once per year via Section 13, with tenants able to challenge at the First-tier Tribunal. Contractual rent-review clauses will be removed for assured tenancies.
