What's the difference between gross and net rental yield? Gross yield is annual rent ÷ property value × 100. Net yield deducts running costs (mortgage interest, insurance, management, maintenance, void periods) before the calculation. Both are shown so you can compare like-for-like.

Should I use market value or purchase price? For a purchase decision use the price you'd pay today. For a portfolio review use the current market value — otherwise yields on properties bought years ago will look artificially high.
