How much notice must a Section 13 rent increase give? At least 2 months, using the prescribed Form 4A. The new rent cannot take effect less than 52 weeks after the last increase took effect, or after the tenancy began if the rent has never been increased. See gov.uk/private-renting/rent-increases.

Can the tenant challenge the increase? Yes. Tenants can apply to the First-tier Tribunal (Property Chamber) before the new rent takes effect. The Tribunal decides the open-market rent, but it cannot set a rent higher than the landlord proposed in the Form 4A notice.
