FAQ
What counts as a void period? Any period a property is not producing rent between tenancies. During this time the landlord typically remains liable for council tax, utilities standing charges, insurance and mortgage payments — see gov.uk/council-tax/second-homes-empty-properties.
Are void costs tax-deductible? Running costs incurred while a property remains available to let are generally deductible against rental income. See HMRC's Property Income Manual PIM2010.
