What this is

Since the Renters' Rights Act 2025, all assured tenancies in England are periodic. A tenant who wants to leave must give the landlord at least 2 months' written notice ending on the day before a rent period begins (unless the landlord agrees to a shorter notice).

This template is the written notice a tenant gives to the landlord. The landlord does not need to agree — once valid notice is served and the 2 months expire, the tenancy ends on the date stated. There is no penalty for ending an assured periodic tenancy with proper notice.

Sample wording

I/We, [tenant name(s)], give you notice that I/we will be giving up possession of [property address] on [end date], which is at least 2 months after the date this notice is served and is the day before a rent period begins. The deposit, less any agreed deductions, should be returned to me/us at [forwarding address] in accordance with the rules of the tenancy deposit scheme protecting the deposit.

After serving notice

• Keep proof of service (email read receipt, recorded delivery receipt, or a signed acknowledgement from the landlord).
• Keep paying rent in full up to and including the end date.
• Co-operate with reasonable inspection requests on at least 24 hours' written notice.
• Leave the property in the condition recorded on the inventory, allowing for fair wear and tear.
• Provide a forwarding address so the deposit scheme can release your deposit promptly.
