Where does the guidance in these tools come from? Each tool cites its sources on the page. We only use GOV.UK, HMRC, legislation.gov.uk and the relevant English local council website. We don't republish paid third-party interpretations.

Do the tools cover Scotland, Wales and Northern Ireland? The compliance tools are scoped to England only, apart from the Scottish short-term let control-area check. Housing law in Wales (Renting Homes (Wales) Act 2016), Scotland (PRT) and Northern Ireland differs materially and is not modelled.

Do I need to register on the PRS Database? The Renters' Rights Act 2025 creates a Private Rented Sector Database that landlords in England will have to register on.
