In England you must provide a valid gas safety record, EICR and EPC, fit the required smoke and carbon monoxide alarms, protect any deposit within 30 days with prescribed information, give the current tenancy information sheet published under the Renters' Rights Act 2025, carry out Right to Rent checks, and check whether the property needs a council licence.
