FAQ

What are Section 8 grounds? Statutory grounds for possession set out in Schedule 2 of the Housing Act 1988 (as amended by the Renters' Rights Act 2025). Each ground has different notice periods and is either mandatory or discretionary.

Does the tool actually serve the notice? No. It cross-references your live tenancy data against the grounds so you can see which are potentially available. Form 3A (Notice seeking possession) is served separately and must be correctly completed. See gov.uk/evicting-tenants.
